Experts are already giving their predictions for 2013, and it appears to be a fairly mixed bag of reviews. One aspect that many seem to be agreeing on however is there is nowhere near enough properties for sale in Central London to meet demand.

Amid much global economic uncertainty in 2012, particularly in the Eurozone, many wealthy overseas nationals have quite sensibly invested in London's property market for its perceived safe haven qualities, and this trend is likely to continue in 2013, resulting in an even greater shortage of houses and flats for sale in Central London.

With international demand for homes in Central London showing little sign of abating and house building levels at an historic low, it is difficult to see where the much needed additional houses and apartments for sale in Central London are going to come from.

The shortage of properties has resulted in a Central London property boom in recent years, fuelled by overseas investment. The flow of foreign money coming into the London property market has long kept property values in the capital above those elsewhere and it is highly unlikely that this trend is going to change anytime soon.

Strong international demand and a growing housing shortage is widely expected to place upward pressure on property prices in Central London which are already at a record high, resulting in an even greater gap between London property prices and those in the rest of the UK. Consequently, it is fair to say that London's economy and housing market now has more in common with New York and Monaco than it does with other UK cities such as Liverpool or Manchester.

Andrew Ellinas, director at Sandfords, said: "The [price] increase is the highest in the UK by a very long way, and justifies the interest in prime Central London that has been shown by investors from around the world through the thick of the global financial crisis."

While many national and international investors are ploughing money into the Central London property market in anticipation of future capital growth, others are simply looking to take advantage of rising rents which are helping to push up yields in many parts of the capital.
